Director of Housing and Real Estate
POSITION SUMMARY
This role is responsible for managing the operational and strategic aspects of property acquisition, new home/building construction, and home/building renovations. Will oversee all the procedures and processes to assure required deliverables are met, long-term value is created, and a proactive, high-quality approach is demonstrated. This role is a critical management team member who will maximize the value of real estate assets while promoting and aligning with the company’s core mission, values, and reputation.
KEY RESPONSIBILITIES
Consults with leadership to understand real estate priorities.
Works directly with lead project developer(s).
Manages all phases of assigned projects (new construction and renovation) including planning, design, budgeting, and construction.
Leads project related meetings with stakeholders including architects, consultants, and contractors.
Facilitates the purchase or development of properties; establishes and implement overall project plans and objectives, including project schedules and budgets.
Gathers, provides, and explains details of current market conditions, pricing, legal requirements, and similar information.
Identifies properties that align to the LIFT JAX strategy based on location, size, price, and other characteristics.
Makes site visits to potential properties and resolves any questions about the property.
Coordinates the offer process, and works collaborative with any seller agents.
Ensures that terms and conditions of purchase agreements such as loans, home inspections, and pest inspections are met before closing dates.
Ensures that paperwork is completed accurately and on time; corrects any errors or omissions.
Develops and maintains positive partnership relationships with attorneys, mortgage lenders, and contractors.
Ensures compliance with legal, regulatory, audit, safety, and environmental issues.
Tracks renovation/build projects to ensure they meet the designated project timeline
Negotiates with contractors, vendors, and suppliers as required.
Collaborates with all internal and external stakeholders to ensure satisfactory delivery of project.
Communicates the status of the project throughout the process with leadership andother pertinent parties.
ROLE QUALIFICATIONS
EDUCATION & EXPERIENCE
REQUIRED
Bachelor’s degree in real estate, business administration, project management or related fields
A minimum of two (2) years’ experience in a real estate or project management in a similar role
Extensive experience in managing multiple project budgets and timelines simultaneously
In -depth knowledge of building permitting and approval processes with local city government
Extensive experience supervising multiple contractors and projects
Advanced ability to keep property owners and key constituents updated
Excellent leadership and communication skills
PREFERRED
Construction knowledge
Knowledge of Jacksonville’s Eastside area

WORKING CONDITIONS/EQUIPMENT USE
Work is performed indoors and outdoors with occasional exposure to exposed to weather conditions.
Valid driver license with proof of insurance
Must be able to lift up to fifteen (15) pounds
Frequent use of office machines to include telephone, computer, and printer
LIFT JAX OVERVIEW
LIFT JAX is an initiative of business and community leaders working to eradicate generational poverty in Jacksonville. The seeds for LIFT JAX were planted in 2017, when a group of Jacksonville’s business and community leaders convened to plot a path to eliminate poverty in the city.
The flagship strategy of LIFT JAX is the implementation of the Purpose Built Communities model in Jacksonville’s Eastside. The nationally recognized model is based on the successful holistic revitalization of Atlanta’s East Lake neighborhood. The approach requires coordinated implementation of four strategies within a clearly defined neighborhood: (1) mixed-income housing; (2) cradle-to-college-and-career education pipeline; (3) community wellness; and (4) long-term financial vitality. Because of the complex nature of this cross-sector work, the establishment of a single purpose nonprofit Community Quarterback is the most critical component of a successful Purpose Built Communities revitalization initiative. LIFT JAX – which is representative of leaders from the Eastside, the business community, as well as nonprofit and philanthropic partners – serves as the Community Quarterback.
COMPENSATION
The annual salary for this position ranges from $65,000 to $85,000.
